     The holiday season is once again upon us, and we’d like to thank all of you for being a part of Celtic Kitchen and Bath Design Center’s success, and also to extend our warmest wishes for health, happiness and prosperity in the New Year.

The economy…

This is my Good News/Bad News report for potential clients:

First let’s start our day out with the GOOD news:

  • Housing affordability is at its highest levels since at least 1970, said David W. Berson, chief economist of mortgage insurer PMI Group.
  • Falling prices have caused sales to perk up. Palm Beach County’s January sales were up 11 percent from a year ago, while Treasure Coast volumes soared 81 percent. www.palmbeachpost.com
  • Mortgage rates are near historic lows, with Freddie Mac reporting an average 30-year-fixed rate of 5.04% with 0.7 points and a 15-year-fixed rate of 4.68% with 0.6 points. Nothaft said refinances have risen as a result. Depending on when you bought your home, this may be a good time to refinance.
  • It is still possible to get a mortgage, as long as you have a down payment, a good credit score, full documentation underwriting, and a conforming loan balance. Nothaft said so far in 2009, overall loan originations on single-family homes have increased 12% over 2008. www.freddiemac.com
  • You can save money by trying to lower your cable bill by at least 22%. You can negotiate your phone bill and cell phone bill rates. Right now you can negotiate almost any business to meet or beat the rates of its’ competitors.
  • For middle-income buyers, Palm Beach County suddenly has become affordable again. In the fourth quarter of 2008, 53.5 percent of new and resale homes in the county were in reach for a family making the county’s median income of $66,000, according to the National Association of Home Builders/Wells Fargo Housing Opportunity Index.

The BAD news:

  • According to The Palm Beach Post (www.palmbeachpost.com) Unemployment rates are at 7.6% as of January 2009 and are expected to be higher this month.
  • It will take two to three years for the residential building industry to stabilize, estimated Berson. That means housing starts returning to about 1.5 to 1.9 million annually; 2008 saw less than 1 million starts. (IBS 2009)
  • Getting a home equity line of credit (HELOC) for a remodel is tough, Nothaft said, because banks don’t want to offer what amounts to a second mortgage. Depending on when you bought your home, you may want to consider a cash-out refinance of your first mortgage instead. www.freddiemac.com

The sky isn’t falling. Yes-times are hard. But homeowners, potential buyers, and businesses can make it though these rough times. People who can’t sell are renting. Potential renters have many more options today. As a homeowner-you need to make your house stand out from the rest. Make small improvements to attract renters. If you can’t afford new kitchen cabinets, simply get new granite, a new sink, a new faucet and new cabinet hardware. Your floor is important. Tile is easy to maintain and makes a big difference compared to carpet or old dirty tile. A new floor can brighten up the entire house. Can’t afford a new bathroom? Simply replace the bathroom cabinet, countertop and toilet. These are the first things a potential buyer/renter sees when they walk into a house. Small improvements can make a big difference! 5 things your home…

In today’s market many people aren’t selling their homes–they are choosing to stay in them.  Keeping your home updated and making repairs are important.  You can’t put off repairs for the next owner because chances are—you will be staying put.  Make sure you stay on top of regular maintenance and eliminate the need for costly repairs down the road.

1.  Repair leaky roofs.  Sometimes a simple leak can be an easy fix.  It’s patched up and a shingle or two is replaced.  But if left uncared for–it can become expensive.  A leaky roof can be caused by damaged, rotted or molding structural components.  If these things are caught right away-less damage is done.  A leak of any kind should really be of concern and paid attention to right away.  Water and mold go hand in hand.

2.  Clean out dryer vents.  Not only the vent you pull out every time you start a new load–but also the vent connected to the wall.  Dryer vents are one of the top causes for house fires.

3.  Replace your AC filters.  HVAC experts estimate that 60% of all service calls are the result of dirty filters.  Changing your filters on a monthly basis can save you up to $100 each year!  This is especially important of you have allergies or animals that shed.

4.  Repair running toilets or leaky faucets.  You may have 3 bathrooms and the one you never use has a running toilet.  Don’t ignore it!  You can waste tons of money on leaky or running toilets.  Call a local plumber and pay for the repair.  Your water bill will be much less in the long run.  Leaks can cause all sorts of problems fairly quickly and quietly.

5.  Block air leaks around windows and doors.  Mitigate drafts and save energy by installing or repairing weatherstripping.  Use a digital thermometer to check the seal quality and inspect the caulking for areas that have cracked or shrunken.

Five ways to save

Here are 5 simple & inexpensive ways to dress up your kitchen.  It is fun to work with a kitchen designer and discuss all of the kick knacks and accesories you want in your kitchen.  As a homeowner you are excited and have lots of ideas swirling around in your head.  Sometimes what you want and what you can afford are two different things.  Its your designers job to help guide you through the best solutions.  Here a few tips that should help you along the way……..

1.)  “I want cabinets to the ceiling!  The tallest ones you sell?”

Advice:  Instead of using 42″ high cabinets or even worse a “custom size”, choose 36″ high cabinets and pick a tall crowm molding.  The carpenter can use a wood spacer and make up the differnce in height to bring your crown right to the ceiling in a standard 8ft high ceiling.

2.)  “I want all of the cabinets to have pull out shelves in them.”

Advice:  Choose some of your cabinets to have pull outs and some to have standard adjustable shelves.  You will be surprised how much you  can store in a cabinet with standard shelves.  Use the pull outs for easy access or hard to reach areas.

3.)  I want really decorative cabinets with rope moldings and 8″ crown!”

Advice:  Rope is out and cane is in!  Rope is a dated look-and there are lots of other decorative inserts that will dress up your kitchen.  Instead of 8″ crown, stack your crown with profile moldings that the crown sits on.  This will build height.  Unless your ceilings are 11 feet high, a 3-5″ crown molding is high enough.  You don’t want the crown to look obnxious in relation to the cabinets.

4.)  “I want decorative glass doors in my cabinets.”

Advice:  Buy your own glass inserts from a local shop.  Once your cabinets are installed, you can work with your kitchen designer to measure and order glass inserts from a local retailer.  You will save a LOT of money doing it this way and you will help support a local business.

5.)  “I want white wood cabinets, fancy crown, pull out spice racks, a huge pantry and I am on a very small budget.”

Advice:  Buy thermofoil white cabinets instead of real wood.  You can get all of the upgrades you desire because you are saving by not paying for real wood or the up charge in painted cabinets.  Foil cabinets are nice looking if they are decorated with crown molding and have all the bells and whistles!  You have to pick and chooses what’s most important to you in your kitchen.

Focal Point

When designing any room you should decide what you want your focal point to be.  No matter how big or small your kitchen is-it always needs a focal point.  Your focal point can be an island, your hood or stove area, your sink or even your refrigerator!

Use moldings in unique combinations to create a focal point.  Combining fluted columns with corbels adds dramatic detail.  Mix two door styles- one on an island, the other on your wall cabinets.  Make your sink cabinet stand out by using a different door on just that one cabinet.  Use this same idea with finishes or paint colors.  Combine two colors in one kitchen.  The key is contrast.  If you have a light cabinet stain-pick a darker counter top.

Make cabinets stand out like pieces of furniture.  Have fun with your toe kick.  Replace the toe kick with bun feet or free standing legs!  Replace the toe kick for a valance piece that offers an apron detail.  Bump out your sink cabinet or your spice pull outs so that they sit farther out then the rest of the cabinet run.  Make the granite follow this bump out to create a custom look.

Use fluted columns or spindle legs as an accent flanked on either side of a cabinet to make it stand out.  This can be useful on an island, a stove, a sink base or even your refrigerator.  This creates a built in look.  Built-in tends to look high end.  But try to be consistent.  Mixing too many decorative moldings can start to look  mix matched.  Lean on your designer for this guidance.

Corbels!!  I think you can add corbels anywhere you want!  Add them to the four corners of your island and make your granite stand out by following the shape of the corbels.  Place corbels on either side of a hood-up high underneath the crown molding.  Almost as if the corbels are helping to hold the crown up.  Put corbels on either side of a window and run a shelf across it to create a valance.  Use corbels on the front of spice pull outs to act as the “pull”.  Get creative!

Let’s recap:  feet, combo door styles, fluted columns, bump outs and corbels are all simple ways to take your kitchen from ordinary to extraordinary!!
